Request Your ShortlistPower of Attorney (POA)
A practical tool for remote buyers, but not always required. Here’s what you need to know.
What Is Power of Attorney?
Power of Attorney is a legal document that allows a nominated representative to act on your behalf for specific matters in Cambodia. It’s commonly used by overseas investors who cannot be present for handover, document signing, or ongoing property management.
When POA May Be Needed
- Attending handover inspection on your behalf
- Signing documents that require physical presence
- Managing property matters (utilities, repairs, tenant issues)
- Representing you in legal or administrative proceedings
When POA Is Not Needed
- Signing the initial SPA (often done remotely via courier)
- Making bank transfers to the developer
- Receiving construction updates
- Communicating with agents or managers
The POA Process
Specify exactly what powers you’re granting and to whom. Keep the scope limited to what’s necessary.
Have the document notarised by a qualified notary public in your home country.
Obtain an apostille (for Hague Convention countries) or embassy legalisation.
Have the document translated into Khmer by a certified translator and submit to relevant authorities in Cambodia.
POA is a legal document with real consequences. We recommend seeking independent legal advice before granting Power of Attorney. We can provide referrals to qualified legal professionals in Cambodia.

Speak to an AdvisorBanking, Transfers & Compliance
How to move money safely and compliantly when purchasing Cambodia property.
International Bank Transfer (SWIFT)
The standard method. Payments go directly to the developer’s bank account in Cambodia. Transfer times are typically 2-5 business days. Your bank may charge fees of $20-$50 per transfer.
Transfer Platforms (Wise, etc.)
Some developers accept payments via Wise or similar platforms. Often faster and lower fees than traditional SWIFT. Check with the developer whether this is accepted.
KYC/AML Compliance
All property transactions require KYC (Know Your Customer) and AML (Anti-Money Laundering) checks. You’ll need to provide ID, proof of address, and potentially source of funds documentation.
Cambodia property is priced and transacted in USD. Exchange rate risk applies when converting from your home currency. We recommend locking in rates for large transfers where possible.
See our repatriating funds guide for details on moving money out of Cambodia when you sell.

Frequently Asked Questions
Can I buy Cambodia property without visiting?
Yes. The entire purchase process can be completed remotely, from reservation through handover and tenant placement. Documents are couriered internationally, video calls replace in-person meetings, and Power of Attorney arrangements are available where physical presence would otherwise be required. Many of our clients complete purchases without ever visiting Cambodia.
How long does the purchase process take?
For off-plan properties, the process from reservation to handover depends on construction timelines, typically 2-4 years. The reservation and contract stage typically takes 2-4 weeks. For completed units, the full process can be completed in 4-8 weeks depending on documentation and payment logistics.
What is strata title and can foreigners own it?
Strata title is the ownership structure for condominiums in Cambodia. Foreigners can own strata title units outright, up to the foreign ownership quota (70% of units per building). This is full ownership, not leasehold. See our strata title guide for full details.
How do I transfer money to Cambodia?
International bank transfers (SWIFT) are the standard method. Payments go directly to the developer’s bank account. Some developers accept Wise or similar platforms. Transfer times are typically 2-5 business days. KYC/AML compliance checks apply to all transfers.
What happens if construction is delayed?
Construction delays are common in off-plan purchases. Most SPAs include clauses addressing delays, but enforcement varies. We assess developer track record and construction risk as part of our shortlist preparation. Projects with higher delay risk are flagged clearly.
Do you accept cryptocurrency (USDT)?
We can accept USDT (crypto) for applicable service fees where permitted. Network/processing fees may apply and KYC/AML checks are required. Payment instructions are provided in writing before any payment is made. Developer payments are typically made via bank transfer.
